Week 4: Meetings and Materials



This week was full of estimating! After getting some basic square footages for the large future river house I had to do a materials take off for the shed project. This included getting the cubic feet of foundation, linear feet of rebar, number of anchor bolts and studs, linear feet of OSB and luan for inside, outside and the roof, linear feet for the soffit, fascia, 5/4x4’s, and corner boards, number of joists and rafters, number of 2x4’s and the square feet of insulation. Whew! After I did that for the shed which was only 14x22 I had to go back and do it for the large river house which features a two story main house, a guest house on the river, and a finished two story garage. It wasn’t as bad as I thought but it’s definitely not my favorite thing to do.

Yesterday we had two client meetings that took up most of our day. The first was with a previous client Roy has worked with and she wants to build a home with a detached carriage house and parking area. She wants it to be an eclectic, industrial, modern farmhouse style. (Might be a challenge ha-ha) she came in with some of her own floor plans and elevations with a different approach to an entry that the city most likely will not approve, but it doesn’t hurt to try, right? Being in a historic downtown area there are so many requirements with setbacks and styles you can never really tell what the city will approve. Anyhow, we looked through some photos she had on her houzz account and one thing that was pretty cool was a board form concrete wall. Super industrial looking, which I love. But also probably very expensive, especially if electrical needs to go into it. She wanted it to be a 4” wall but if we end up doing it, it’ll probably be closer to 8”. We may do an alternative with some board tile or a different mixture over concrete. This project is one that was already talked about with Annabelle and she and the client have pre-arranged agreements so I doubt ill have much part in it. Our second meeting was a client wanting to build a home on the river here on Wilmington Island. He had brought in a set of hefty plans from another firm he had been working with and wanted a second opinion. He had originally planned to spend 800K-1M on this home and the plans he had were for a 1.5M-2M home. He’s been in contact with people trying to pull things out and change things around and was able to get a bid of 1.4, still not what he wanted. Also, there were some more issues with setbacks for water/sewer purposes so he has to go back to his architect to see if he has to start completely over because of that. It was, however, a beautiful design. Two stories with two large outdoor porches/deck a detached garage with guest living space above, a breezeway connecting the two, a large pool between the house and the river and a large dock. Hopefully he can work something out to meet his budget and wish list. It seems the best option he has now would be to start over with his design but we’ll see if he decides to stick with his current architect or not. Also, the photo is of the shed I worked on, pretty simple but it was interesting!
